There is a version of this project where the beam fits inside the ceiling assembly, and a version where it hangs six inches below it. The difference is decided in schematic design, not in construction.
The cost curve is not linear
Changing a structural approach on paper costs an afternoon. Changing it after approvals costs a re-filing. Changing it after steel is ordered costs the steel. Same decision, three very different invoices.
Where we see it most
Open-plan renovations are the usual culprit. Removing a wall reads as a simple demolition line on a plan, but the load above it has to go somewhere:
- A transfer beam, which needs depth the ceiling may not have
- A column, which lands somewhere the layout did not plan for
- A foundation modification, which is its own filing
None of those are problems when they are known early. All of them are problems when they surface late.
What early involvement actually looks like
It is not a full set of calculations during schematic design. It is an engineer confirming that the intended structural approach is feasible, and flagging where the drawings are making an assumption the building cannot support.
That review takes hours. Skipping it routinely costs weeks.
